Im Zentrum von Budapest, im V. Bezirk, wird auf dem Grundstück eines ehemaligen Kaufhauses ein Hotel- und Geschäftshaus mit etwa 22.500 m² BGF entstehen.
Es dürfte das derzeit meist beachtete Bauvorhaben der Stadt sein.
Das Konzept sieht eine gemischte Nutzung der beiden Gebäude vor, die durch eine Passage verbunden sein werden.
Zum einen wird es ein modernes 4 Sterne Hotel mit Restaurant, Bar, Konferenzräumen und vielem mehr geben, zum anderen eine helle und großzügige Passage mit Einzelhandels- und Gastronomie-flächen und einem traumhaften Innenhof sowie ein modernes Bürogebäude mit bester Anbindung. Eine Tiefgarage mit 191 Stellplätzen wird in drei Untergeschossen zur Verfügung stehen.

In the center of Budapest, in the 5th district, on the property of a former department store a Hotel- and Business center with approx. 22.500 m² areas will be constructed.
It is probably the most recognized building project in the city of Budapest.
The concept shows a miscellaneous use of the two buildings which are connected by a passage.
On one side there will be a modern four star hotel with restaurants, bar, conference and meeting rooms and a lot more features, on the other side you'll find a bright and generous passage with stores and gastronomy areas as well as a fantastic inner court connected to the modern business building with perfect connection to the city.
An underground parking with 191 parking bays in three basements will be available.

Baustelle

Die Erstellung der Führungsbalken auf einem Planum von -4.0 bis 5.0 m ist umlaufend um das Baugrundstück abgeschlossen.
Die derzeitige Tagesleistung der Schlitzwanderstellung bis zu einer Tiefe von -14.0 ist mit zwei Tafeln garantiert, sodass ab Mitte Juni der Erdaushub bis zur Sohle und eine Bodenplattenerstellung ab Ende Juni gesichert sind.
Planung
Die Ausführungsplanung ist derzeit in allen Disziplinen der Statik und Haustechnik im geforderten Terminrahmen. Die Abgleichungen der einzelnen Planer laufen reibungslos. Die Abstimmung mit den Behörden läuft ebenfalls ohne Komplikationen. Die Haustechnischen Detailauslegungen sind abgeschlossen und die Gesamtanlagen werden mit der Architektur zusammengelegt, sodass die Modifizierung der Genehmigungsplanung für Juni 2007 eingereicht werden kann.
Hotel
Die Guest-Unit und ein Teil der Hotelflure wurden zur Bemusterung zum 30.04.2007 fristgerecht fertiggestellt. Die Bemusterung durch den Hotelbetreiber für den individuellen Gästebereich wurde durchgeführt. Eine Bemusterung der Public Areas ist für das III. Quartal 2007 geplant.
Büro
Die Erstellung eines Musterbüros sowie die Einrichtung des Vermietungsbüros ist abgeschlossen. Den Interessenten stehen nunmehr repräsentative Musterräume mit einer Vielzahl an Auswahlmöglichkeiten für die Ausstattung von Geschäftsräumen zur Ansicht.
Die Vorbereitung zur Vermietung der Büroflächen wird derzeit durchgeführt, sodass die Vermarktung ab Juli 2007 anlaufen kann.

Construction Site

The construction of the guide way for the slotted walls on a level of -4.0 to -5.0 m around the construction is done.
The daily output of the special foundation work are two plates of slotted wall up to -14.0 m.
Therefore the beginning of construction of the foundation plate will be assured at the end of June.
Design
The construction documentations and detailed designing with all disciplines including housing technology and static is working very well. The coordination with the responsible authorities is smooth. The housing technology details are done and the combination of the entire technical installations with the architecture is already in process, what means that the modification of the building permission can be handed in at the end of June 2007.
Hotel
The sample guest units and a part of the hallways were finished in time at 30th of April. The sampling of the individual guest zones has taken place by the hotel company and the sampling of the public areas is scheduled for the 3rd quarter of 2007.
Offices
The construction of the sample office room including a sample washroom is final. The establishment of the leasing office is completed as well. Representative offices with a multiplicity of options for the equipment and a professional leasing center are available for prospective customers by now.
The professional preparations for the renting of the offices are in process. The marketing will start in July 2007.
